Rental Criteria (Full screening policy available upon request.)
Income: Gross Monthly Income (Before Taxes) of all Applicants must equal at least 3x Monthly Rent. (Example:$1,500/Monthly Rent = $4,500 Monthly Gross Pay).
If Applicant’s Gross Income does not meet the minimum 3x Monthly Rent, a Guarantor/Co-Signer will be required. The Gross Monthly Income of Guarantor must equal at least 5x Monthly Rent. (Example: $1,500/Monthly Rent = $7,500 Monthly Gross Pay)
Employment: Each applicant must provide written proof of income within 72 hours of completing an application.
Credit: Flexible depending on other criteria. No rental debts or outstanding balances to current or prior rentals. No evictions.
Applicants who fail to meet all but one necessary qualification may be required to pay a Conditional/Risk Fee and/or obtain a Guarantor. Any additional Deposits or Fees required must be paid within 72 hours of receiving the Conditional screening result.
Criminal: No felony convictions. No violent, drug, or sexually-related misdemeanors.
Community Costs
Leasing Fees: Application Fee - $60 per applicant (non-refundable), Administrative Fee - $250 (refundable up to 72 hours).
Deposits: No Deposit Required. Conditional Fee: $500.
Amenity Fees: $7 per month (Includes Trash and Pest Control).
Rentable Options: Garage Parking – $125 Monthly (Per Car),
Pet Fees: $350 Non-Refundable Fee per pet. Monthly Pet Rent - $20 per pet. Max 1 pet per apartment. No Aggressive breeds are allowed.
